The staff was amazing and was able to provide a small refrigerator for us without additional charge. The rooms and shower were very small. Water pressure was on a weak side. Location of the place was very convenient. It was very secure with multiple gates and strong doors. I was expecting something more for around $450 per night but at the end of the day we just used it to sleep.

Loved the asethetics of this apartment and especially that we had a canal view with a balcony. The 2 rooms were large and nicely appointed and the location was great. Check in via Valentina and Fabio was wonderful and smooth

Our hotel was easy to find and very clean. We checked in late, so self check in instructions were sent to us. The room was very clean, as was the shared bathroom. Breakfast served at the hotel was very good! I would recommend this stay!

The location is good, the rooms are clean, the responsive hosts. What was disappointing is shared bathroom which was misleading from the booking experience making me believe that it was part of the room. The room was actually one of the rooms in a flat sharing the bathroom with 6+ guests… the isolation was not great, we could literally hear people speak in the next room. And the pictures on the expedia website are not all about the property, so misleading as well.

Beautiful view and really appreciated the upgrade to balcony room with canal view. Bathroom was very clean and shower was amazing pressure. The bed and pillows were on the flat and former side which was uncomfortable for resting. Wish the communal area was able to be used more. Overall decent stay for staying in Venice

Our stay at this hotel was frustrating. The listing did not make it clear that an “External” room meant the bathroom was a shared single bathroom located on a different floor from the unit. While the staff was friendly and agreed to treat it as a private bathroom for an additional 10€ per night, the bathroom still remained unlocked and accessible to others. This inconvenience was made it difficult if one would need to use the bathroom in the middle of the night. The room itself had extremely thin walls, and we could hear everything from the neighboring unit’s bathroom. The towel set was worn out, frayed, and stiff, and the pillow was uncomfortably firm, feeling like it was filled with molded foam chunks. Unfortunately, I woke up with a sore neck as a res

Quiet block, super hosts!

Everything was perfect! Valentina is a great host that kept in touch with us throughout our stay to make sure everything was good. Fabio was super sweet and charismatic. The property is super quiet and clean and less than 1 minute from the hussle and bussle of Venice. This was an absolute wonderful experience and we would surely stay there again! Perfect location, great hosts. Highly recommend!!!

My partner and I spent three nights. Fabio welcomed us and Valentina stayed in touch by WhatsApp, suggesting best ways of reaching the hotel from arriving at the airport. The hotel is discreet, very quiet, down a quiet alley and clean and homely - the room wasn’t large but painted in warm colours with a tasteful old style wardrobe and drawers. Clean linen appeared each day, more than needed - new shower & toilet with very warm radiator which was welcome in February. We stayed three nights and didn’t have the breakfasts but saw them beautifully laid out. Highly recommended and a very memorable stay.

Rooms were very nice and clean. The entry process to the room from the street took 4 different keys - great security, but a little bothersome. The first key was to the garden gate, the second key to the building, the third key to a suite of rental rooms, and the fourth to our room. The host was extremely nice and we enjoyed our breakfast on the roof of one of the buildings owned by property. Because of some internet glitches we had some difficulty the first day of our stay because of a communications problem. We would stay there again - now that we know the secrets of getting to our room.

This property only has a two hour window for checking in. If you’re late in the least, they will not honor your reservation. Not worth the money the train was late arriving. We were not able to check in lost our money. No refund had to find another hotel room. We’re not waste my time on this property.

Very disappointing

The location is great, but the room was full of mosquitos and blood spots on ceiling and walls from previous guest that killed mosquitos. The floor was very dirty, had not been clean properly.The mattress was terrible, dont have a mattress cover so you feel all the plastic buttons from mattress. Very uncomfortable. Don't even give you two pillows. We complain and they came to clean the room, but not the bathroom. Breakfast was ok. Even though it says Laundry Services, is not true. I asked and they said that was only for them, since they wash sheets and towels inhouse in that ONE washer they have at the breakfast area.

Inconvenient bathroom situation

Excellent location, easy check-in and friendly hosts. However, there was only one shared bathroom for many rooms, which meant that is was often occupied. It was also on a different floor which was quite inconvenient.
