Plenty of pluses. Abundant free parking. Good check in. Friendly staff. Room good (could do with a chair). Bar and restaurant welcoming. Didn’t confirm online dinner reservation request, but dinner ok, limited menu, but reasonably priced. 10% service charge annoyed me. Service was very good, but it should be at consumer discretion. Coffee cafetière, and fresh milk, in room most welcome, as was ‘proper’ glass (not plastic cup). Breakfast not included at £90 disappointing.

We were coming in late, so I called ahead. The front desk was very accommodating even though we arrived after they were closed. They left our keys for us clearly marked. The room was wonderful and the bed was spacious. Breakfast in the morning was delicious. Our room had the old-style skeleton key so if you are not used to that it might be good to brush up on how to use it before you arrive. We've experienced that a few times in the UK so it was OK for us.

Great location for getting around Edinburgh, and having a bar downstairs is a nice bonus. The room made a great first impression and was clean and comfortable. It could do with a little TLC in places, but for the price it was excellent value for money. There's also on-site parking and a lovely pub garden at the rear, which was a nice added touch.

Room was good but noisy as my room faced the main road. Unfortunately I was advised after the cancellation period that the restaurant and bar would be closed but breakfast would be ready at 8am. At 8am I went downstairs for my breakfast to be told the chef had not arrived! Very disappointing
